Flat-Fee Pricing for NYC Real Estate Closings
Most residential transactions are handled for a single flat fee, so you know your legal cost before you sign a contract. Flat fees for residential purchases and sales start at $1,500. The final fee depends on whether you are buying or selling, the property type (co-op, condo, house or multi-family), whether there is financing or a co-op board package, and how complex the deal is, including title issues, estate or sponsor sales, and tight timelines. What We Do for Buyers and Sellers
When you are buying
- Review and negotiate the contract of sale, including the mortgage contingency, board approval condition and closing date
- Investigate the building: co-op financial statements and board minutes, or the condo offering plan, budget and any pending assessments
